Is an EICR a legal requirement for landlords in Scotland?

Yes. Private rented properties must have an electrical safety inspection (EICR) carried out at least every five years by a competent person, covering both the fixed installation and any appliances provided.

What happens if my property fails?

If the report is unsatisfactory (C1, C2 or FI items), the issues must be put right and re-checked. I’ll quote the remedial work clearly and issue updated certification once it’s safe.
